Take a look at the image on the right. This is how the Family Room of a home of one of customers that we provided an estimate in December 2018 appeared - the original style, circa 1996: A wall seperated the family room from the dinning room, as well as another wall setting aside the galley kitchen. The owners of this home wanted a total transformation to an open floor plan. A few weeks later in 2019, the transformation was complete, as seen below!

Notice the wall that is just behind the sofa, starting at the end of the built-in bookcase. That was a load bearing wall that the owners wanted removed from this two-story home. It separated the Dinning Room from the Family Room, in addition to a third wall that isolated the Kitchen from the rest of the home.

To do this project right a professional engineering firm was brought in to assess the structure and formulate the scientifically-sound dimensions of the steel beam that was embedded into the ceiling to bear the weight of the load-bearing wall that was removed. Needless to say, this was a huge project, as it required re-routing the plumbing, the air conditioning lines, creating a temporary wall to bear the load while installing the huge steel beam in the ceiling, which, as you see in the image below, is completely out of sight. The owners requested pocket lights in the ceiling throughout the area. As such, professional electricians installed new wiring, outlets, and switches throughout this floor, ensuring compliance with code requirements.

When you look at the "after" picture, it is hard to believe this is the same home. Take a look at the end of the built-in bookcase and you will note that the wall that separated these two rooms is now gone. Two china cabinets to the right of the bookcase to complement the Dining Room actually serve a dual purpose: The one on the left hides the verticle steel beam behind it, while the one on the right hides the plumbing, electrical and HVAC lines that are needed for the second floor of this home.. Look to the right of the ceiling fan in both pictures and see how much additional space there now is in this family room. In the picture above, this family had their old green sofa sectional facing the only windows in the original living room, but now that the entire downstairs has been transformed, there is light coming in from windows on three walls, not just one. With the new furniture, much larger that the original, this family has plenty of room to entertain guests and family members.

Part of this project was to give the fireplace a new facade, install surround sound speakers beside and below the television, as well as four speakers mounted in the ceiling itself so they can play Christmas music throughout the room. To say this family is pleased with the results would be an understatement! In addition, although this home previously appraised for $225,000 , the estimated post renovation value of this home is now appx. $440,000 - clearly a wise investment by this family.
